Building in Abuja has a reputation for surprises. Our process exists to remove them: a fixed price before each stage, a named deliverable at the end of it, and the same people from the first meeting to the return visit a year after you move in.
Principles
Principle 01
The finish is drawn first.
We design from the surface inward. Where the terrazzo meets the door frame is decided before the foundation is set out, because that junction is what you will look at every day.
Principle 02
Nothing starts unpriced.
Each stage has a fixed fee agreed before it begins. Changes are priced in writing before they are made. You will never receive a bill you have not already seen.
Principle 03
We stay responsible.
The workshop and the site are one company under one contract. If something is wrong, there is one phone number to call, and it is ours.
The five stages
From brief to return visit

01
Brief & survey
A visit to the site or the room, a measured survey, and a long conversation about how you live and what you want the building to do for you. We write the brief; you correct it until it is right.

- Access to the site, title or lease documents, any existing drawings, and honesty about the budget

Design & detailing
Plans, sections and elevations, then the drawings that matter most: the junctions. Every place two materials meet is drawn at full size. You see physical samples of every finish before you approve it.

- A coordinated drawing set, a finishes schedule with samples, and structural design where required
- Duration
- Three to six weeks, depending on scale
- We need from you
- Decisions, at a pace we agree at the start. Two review meetings are built in
- Working with your architect
- Gladly. We then produce the detailing and the workshop drawings only

Costing & programme
An itemised bill of quantities priced from the drawings, a fixed contract sum, and a week-by-week programme. Material prices in Nigeria move; our contract says exactly how that is handled, and it is not by surprise.

Build
Our site team, our workshop, our foreman. The workshop starts on joinery and cast pieces while the structure is still going up, so fixings are cast in rather than drilled after. You get a written report every Friday with photographs.

- Weekly written reports, a fortnightly site walk, and a decision log so nothing is agreed only verbally
- Duration
- Set in Stage 3. A typical house: 10–16 months
- Site standards
- Hoarding, welfare, PPE and a named safety lead on every site
- Changes
- Priced and signed before they are made, without exception

Finish & handover
The stage the company is named for. Snagging is done in daylight with you present. We hand over a care guide for every finish in the building, and we come back at twelve months to see how it has settled and put right anything that has moved.

- A snag-free building, as-built drawings, a materials care guide and a twelve-month return visit
- Duration
- Two to four weeks
- Retention
- Five percent held until the return visit, released when you are satisfied
- After that
- Re-sealing, re-washing and repairs available on a call-out basis
Fit
We are the right builder for some projects and the wrong one for others.
It is better to say so at the first meeting than at the fourth.

What stands behind the handshake
Registration, insurance and a written contract are the minimum. The rest is a habit of writing things down.

Stage one
